What to Expect: The Closing Process

For many clients, buying or selling property is the largest financial transaction of their lives. Here is how McFall Law guides you through the process.

Contract Review & Negotiation

We review the Agreement of Sale before you sign — identifying unfavorable terms, contingency issues, and any matters requiring negotiation with the opposing party or their agent.

Title Search & Examination

A thorough search of the public records identifies any liens, encumbrances, easements, or defects affecting the property’s title. We address any issues discovered before they become your problem.

Lender Coordination & Document Preparation

We coordinate with your lender, title company, and the opposing attorney to prepare closing documents — deeds, transfer tax forms, settlement statements, and more.

Closing Day

We attend or coordinate the closing, walk you through each document you are signing, ensure all funds are properly applied, and confirm the deed is recorded with the county.

Post-Closing & Recording

After closing, we confirm that your deed and mortgage (if applicable) are properly recorded in the Northampton County or applicable county land records, and that title insurance is in place.
